Exempt Building Work
The Manawatu District Council is able to record exempt building work under Schedule 1 of the Building Act 2004 (excluding part 1(2) ) on individual property files. The MBIE guide for exempt work is a useful planning resource.
As this service is for exempt building work, Council will not be inspecting the work and cannot guarantee compliance with the New Zealand Building Code.
Recording of exempt work is voluntary. The benefit of recording this work is that if and when the property is being sold, a prospective purchaser viewing the file has a complete history of modifications which may reduce the number of questions about the validity of the work.
From 1st July 2016, building work not requiring a building consent under schedule 1 can be recorded on the property file by completing a “Notification to record exempt building work’ form and attaching the relevant plans and documents. A MS Word version can be obtained here.

Exempt building work under part 1(2) will still require a separate application process requiring assessment from the building officers. Application form seeking an exemption can be found here.
