Prior to you purchasing the property there has been two titles and two valuation references. However in July 2010, Council changed its rating systems and the new system no longer allowed us to combine rating valuations to in order to calculate the rates. Since that time, two assessments and invoices have been raised.
Our rating system is based on a combination of capital value charges and fixed charges. If properties are contiguous (adjoining and owned by the same person) we do not rate for the fixed charges on the second property if there is no dwelling or separate business on the second property. Your fixed charges for the property at 1759 Cheltenham Hunterville Rd are $1,327 (including GST), including one unit of Waituna West water and there are no fixed charges on 1761 Cheltenham Hunterville Rd.
I have attached the rating assessments for the 2019 financial year for both properties. Both properties are currently in credit by a small amount.
I have reviewed surrounding property rates. The property over the road is 0.4950 ha with a capital value of $200,000 and owns two units of the Waituna West Rural Water Supply Scheme. The 2019 rates total $1,943. If it only had one water unit the rates would be $1,573. The small difference in the total rates in comparison with the significant difference in capital value is due to a large portion of the rates being based on fixed charges and are not related to the capital value of the property.
