Request a LIM or Property File

What is a LIM and Property File?

If you are buying or researching a property in the Manawatū District, you may need either a LIM or a Property File. A LIM (Land Information Memorandum) is an official council report that summarises key information about a property, including risks, services, and planning details. A Property File contains copies of documents held by Council, such as building plans, consent applications, and inspection records, and provides the original documents without a summary.

Choosing the right option depends on what you need. A LIM helps you understand potential risks and is often required by banks or lawyers when purchasing a property. A Property File is useful if you want to review specific documents, such as checking past building work, viewing plans, or confirming what consents have been issued for a property.

You can also check natural hazard information, including fault lines, to understand risks that may affect a property, as this information may be included in a LIM and can influence building or development decisions.
